Minimum EPC Ratings for Rentals: Setting the Record Straight

There's plenty of information out there regarding minimum EPC ratings for rental properties. Most of it wrong! The Scottish Government, in line with other devolved powers and the UK Government, are working towards Net Zero goals. And, like goalposts, these keep moving when it comes to EPC rating targets. The year of COVID lockdown would have seen us adopting a minimum EPC rating in Scotland of a 'D’. Booted as it was into the future, this was then set as a minimum of a Cat C. When will this happen? This year or next year...who knows. Currently next year is the best bet and the Scottish Government have put out bumpf to this effect. But let's not forgot next year's Scottish Elections. This might affect EPC rating policy again. As it stands, as of October 2025, there is no minimum EPC rating for rental properties. You will read much to the contrary elsewhere. You may however choose to future-proof your rental property by improving energy efficiency.
